Design development phase

Coordinate design development and be a focal point of communication during design development (Owner, Owner rep, All design consultants)

Bidding and selection of required design consultants and engineers

Conduct a weekly/ biweekly design and owner coordination meeting to finalize the design.

Set a target date for DOB set (50% CD) and push all design consultants to maintain the date.

Coordinate with expeditor to get drawings filed.

Push the design team and consultants to amend drawings as per DOB comments.

Manage Schedule - Set a target date for the biddable set (Typically 90% CD’s) and push all design consultants to maintain the date. Minimal changes to drawings after this point
Subcontractor Selection Phase

Review Bids received from subcontractors and vendors

Review Bid Tracking prepared by APM’s

Review Bid Levelling prepared by APM’s

Select the best subcontractors and vendors based on the above information.

Manage risks, foresee long lead items, and create an action plan. Have a plan for the next 3-6 months.

Manage Schedule - Set a target date for subcontractor selection and push the NYM internal team to achieve the schedule.
Construction Phase

Monitor and track the site superintendent’s performance

See if daily, weekly, and monthly reports and tracking sheets are coming on time and before the deadline

Visit the sites at least once every month to see if all paperwork is in order
