Seeking a full time asset management to join the team.
General Summary:
In alignment with the strategic vision of company, aids in development and communication of a vision for the strategic development of the business line, based on an understanding of business and market conditions including anticipating business and market trends. Participates in the value enhancement activities of Company's Manhattan properties. This role involves coordinating with all teams and touching on all functions within the company's umbrella, including leasing, facility management, project management, lease administration, and asset management, with continued opportunities for growth. Ability to form relationships with external and internal parties will be required.
Summary of Key Duties and Responsibilities:
Asset Management

Aids SVP, Company in the formulation and implementation of a long-term real estate asset-management strategy including income and expense forecasting, leasing plans, capital budgets, value creation activities, and risk/return analyses for the Existing company's Portfolio

Participates in preparation of quarterly business updates to company's Board of Directors

Preparation of Investment Committee memorandums when required

Participates in the development and execution of leasing strategies for the Properties, in conjunction with SVP, Head of company (“SVP”) and the Properties’ leasing agents

In consultation with SVP, collaborates with internal and external counsel on preparation of lease documents and negotiations, and with new and existing tenants (i.e., new leases, amendments, brokerage agreements, license agreements), including:

Coordinating and resolving technical issues between the prospective tenants and company operations and construction teams during the lease negotiation process

Comprehensive project management required to complete large complex leases such as interfacing with and directing service providers hired for opinions during the lease negotiation process; and

Collaborates with leasing agents daily or as-needed (currently, CBRE office and retail and Cushman & Wakefield office) representing the Properties or tenants / prospective tenants, including:

Writing and/or editing lease proposals drafted by our broker agencies

Preparing and negotiating commission agreements

Arranging and conducting tours with prospective tenants and brokers

Responding to space inquiries and other inquiries

Post-lease execution, including:
-
Preparing summaries of relevant lease terms for Property Management and Design and Construction teams

Researching / knowledge of tenant lease provisions as needed

Analyzes economics of lease proposals and other transactions, including variances to budget, early lease terminations, broker commissions, etc.

Coordinates and updates leasing tools, such as rent rolls, stacking plans, options schedules, floor plans, etc.;

Performs other leasing-related tasks requested by the SVP.
Networking / Relationship Management

Promotes the Properties and company through attending various industry events, charitable events, networking events, business meals and other direct interaction with tenants, brokers and others in the commercial real estate business;

Represents company’s interests through membership in relevant professional organizations (Avenue of the Americas Association, etc.)

Supports operations and accounting departments with any tenant issues that need to be escalated to tenants’ leasing contacts (i.e., as it relates to tenant build-outs, building renovations, TI reimbursements, etc.)

Develops and maintains strong professional and collaborative relationships with key stakeholders including executives, colleagues, investors, partners, brokers, tenants and service providers
Research

Stays abreast of the Manhattan commercial real estate market, including market conditions, trends and activity, availabilities and activity at competitive buildings, lease terms and conditions being offered in the market, etc.

Tracks leasing activity at the Properties and in the market; oversees updates to the Properties’ leasing activity

Tracks prospective tenants and proactively pursues such prospects

Researches and provides information requested by SVP, including prospective tenant information, existing tenant lease information, etc.

Aids SVP in gathering and preparing market and other information for internal and external presentations
Marketing
-
Collaborates with Corporate Communications and leasing team regarding the planning and conducting of marketing materials and events and preparation of advertisements
Discretion and Independent Judgment:
-
Interprets complex business documents, leases, contracts, proposals and building plans.

Based on analysis of commercial real estate market and interaction with tenants, brokers, and others in the commercial real estate business, makes recommendations to SVP and other executives/senior managers on strategies to promote properties.
Education Requirements:
Bachelor of Science or Bachelor of Arts degree
Experience / Knowledge / Skills Requirements:

5+ years of experience with commercial office space, preferably in midtown Manhattan

Knowledge of Manhattan commercial real estate market, including market conditions, buildings, tenants, owners and brokers

Strong financial analysis skills

Strong writing and reading-comprehension skills

Excellent interpersonal and networking skills

Excellent presentation, organizational and supervisory skills

Proficiency in Outlook, Word, Excel, and leasing-related programs, such as CoStar and View The Space
